Hannah Price Rise Collective

Growing up in a homeschooled family of 11, with 8 brothers and 2 sisters taught me 2 things: to love people and work hard. From selling cookies at church, and ice cream cones at book conventions, to later starting a window washing business and a snow shoveling side hustle to put me through college. I feel I’ve been primed for a career in real estate. Marrying a military man brought me from Alaska to Clarksville, Tennessee in 2012 which led to 1000’s of homes sold, 15 rentals acquired, a growing real estate team and 3 children later, and here we are.

Real estate has truly transformed every part of my life. Two years into the real estate business, my amazing husband Divone was able to leave the military. Since then we have been on a mission to create something special in this industry, something it desperately needed.

To bring an elevated level of service to our clients.

To execute a plan to bring sellers thousands more in profit

To communicate with our clients at the highest level.

With my extensive market experience and having negotiated hundreds of contracts, along with the backing of a phenomenal team, I am 100% confident in my ability to bring my clients the results they need. Let’s go!

Why Clarksville is One of Tennessee’s Hottest Housing Markets

Over the past decade, Clarksville has experienced rapid population growth, fueled by its proximity to Nashville, strong job market, and reputation as a welcoming city. People are drawn here for its affordability compared to larger Tennessee cities, while still enjoying plenty of modern amenities.

  • The median home price in Clarksville remains lower than the national average, making it attractive for buyers seeking value.

  • The city’s close connection to Fort Campbell and Austin Peay State University adds stability to the housing market.

  • A blend of historic homes, modern developments, and new construction gives buyers a wide range of options.

These factors make Clarksville not only a great place to live but also a smart place to invest in real estate.

Affordable Homes with Big Value

One of the strongest draws of Clarksville is its affordable housing market. Compared to cities like Nashville or Franklin, buyers can find much larger properties for significantly less.

  • Starter homes: Perfect for young couples or first-time buyers, many entry-level houses in Clarksville feature multiple bedrooms, garages, and yards at prices that are still accessible.

  • Family-sized homes: Spacious two-story houses with modern layouts are common in Clarksville, giving families plenty of room to grow.

  • Luxury homes: For buyers with higher budgets, Clarksville offers custom-built houses with upgrades like chef’s kitchens, outdoor living spaces, and acreage.

This affordability, paired with Tennessee’s no state income tax, makes Clarksville a top choice for relocating families and professionals.

Popular Neighborhoods to Explore

Clarksville is full of unique neighborhoods, each offering its own personality and lifestyle. Some of the most sought-after areas include:

  • Sango — Known for its quiet charm, excellent schools, and a mix of older homes and newer construction.

  • St. Bethlehem — A bustling area with shopping, restaurants, and close proximity to everything.

  • Downtown Clarksville — Ideal for those who love historic homes, walkability, and the charm of city life.

  • North Clarksville — A rapidly growing area near Fort Campbell, perfect for military families and investors.

  • East Montgomery — Offers a suburban feel with upscale subdivisions and a reputation for top-rated schools.

Each neighborhood has its own character, so buyers can find something that perfectly matches their lifestyle.

New Construction Homes in Clarksville

With the city’s rapid growth, new construction is booming across Clarksville. Many builders are developing modern subdivisions that feature:

  • Open floor plans and energy-efficient designs

  • Contemporary finishes like granite countertops and hardwood floors

  • Community amenities such as parks, playgrounds, and walking trails

For buyers who want a move-in ready home with the latest upgrades, Clarksville’s new construction market offers plenty of choices.

Historic Charm and Older Homes

Not all buyers are looking for something brand new. Clarksville is also rich in historic homes, especially in the downtown area. Many of these properties date back to the 19th and early 20th centuries, featuring:

  • Classic southern architecture with wraparound porches

  • Stately brick exteriors and tall windows

  • Unique details that newer homes often lack

Restored historic homes can be more expensive, but they carry timeless character and place buyers in the heart of Clarksville’s most charming neighborhoods.

The Influence of Fort Campbell on Housing

Clarksville’s close connection to Fort Campbell makes it unique. The military installation brings thousands of soldiers and families to the area, creating a steady demand for both rentals and homes for sale. This steady market ensures that Clarksville’s real estate remains active and stable, even when other regions experience downturns.

Military families often look for homes near base with quick commutes, safe neighborhoods, and good schools—criteria that Clarksville neighborhoods are well-equipped to provide.

Schools and Education Add to Property Value

For many families, schools are a deciding factor when choosing a new home. Clarksville is served by the Clarksville-Montgomery County School System (CMCSS), one of the largest districts in Tennessee. With a mix of highly rated public schools, private academies, and the influence of Austin Peay State University, the city places a strong emphasis on education.

Homes in neighborhoods with top-rated schools, such as those in East Montgomery, tend to hold value well and are especially attractive to families relocating to the area.
